Borrower's Dos and Don'ts

Thank you for choosing Secure One Capital as your lender for the purchase or refinance of your home. We look forward to completing this loan in a timely manner. We want to inform you some factors that may cause your loan to be delayed or declined during the loan process.


Do's:

1.      Do continue to pay your current mortgage/rent on time

2.      Do continue to pay all your credit obligations on time

3.      Do respond quickly to requests for additional documentation or information

4.      Do contact your loan officer if you will be out of town during the loan process

5.      Do ensure that the subject property is prepared for inspection and appraisal



Please review the list below and contact your loan officer with any questions prior to taking part in any of these actions. Any one of these items could cause your loan application to be declined, affect your interest rate or other terms of your new mortgage.


Don’ts:

1.      Do not quit or alter your current employment status

2.      Do not renegotiate your base salary, commission, bonus, OT, etc.

3.      Do not take any loans from your employer

4.      Do not co-sign or open any new credit accounts

a.      Do not buy furniture, appliances, decorations, etc. for your new home

b.      Do not apply for a gas card at the station by your new home

5.      If you are refinancing

a.      Do not list the subject property for sale

b.      Do not start any interior or exterior construction on the subject property

6.      Do not purchase another home while in the loan process

7.      Do not make any large deposits or withdrawals into/from your bank account that you are using to show assets on this loan

8.      Do not continue to have your credit pulled as it may affect your credit score substantially

9.      Do not misrepresent or omit pertinent information regarding your income. Credit worthiness or any other aspect of your mortgage loan application
