If an appraisal is needed, the appraiser will be reaching out to schedule a visit to inspect interior and exterior of your home.


Be sure to review previous appraisals and look for issues that lowered your home’s value in the past and address those issues.


Here are a list of tips that may help entice the appraiser to bring your home’s value in at the high-end value range for your neighborhood.


1.      Be sure that your home is free from any structural issues and safety hazards, especially for a FHA or VA loan.

a.      No broken windows

b.      No chipped paint

c.      Smoke and CO2 detectors are operational

2.      Have your gardener mow the lawn, trim the trees, and shape the bushes a day or so before the appraisal. Remove branches or anything on or touching the roof.

3.      Make sure your house is spotless

a.      Remove any clutter

b.      Beds should be mad

c.      Dishes are washed

d.      Toys are picked up

e.      Clean up after pets

4.      They will need access to the garage, attic, and crawlspace of your home. Please ensure that you are prepared.

5.      Make sure water faucets, lights, and appliances are in working order and well maintained.

6.      Make sure all doors open and close properly.

7.      Make a list of any recent upgrades you have made to the home, this includes remodels, new roof, HVAC, plumbing etc.

a.      It is important to have approximate dates, permits, and warrantees.

8.      Be a gracious host. Demonstrate pride in your home. Welcome your appraiser and offer to give them a tour of your beautiful home.
